30A – Final Reflection

I have really enjoyed this class. Throughout it looking back my favorite part was developing the idea. Although this may have been the hardest to others I found that it was nice to use creativeness within a course. As many courses don't require creativity, more logic. The troublesome parts for me were constantly making changes and edits to the idea I had originally came up with. Having an entrepreneurial spirit already, this class helped be clearly identify all of the stages of bringing an idea to a reality. By going through and getting social feedback and clearly clarifying our idea with others it has helped shape how I formulate other ideas I come up with in the future. One thing I will remember is the interviews and pitch that I had to come up with.While interviewing I got to really understand how others minds work when looking at an idea and how they come to a conclusion of if they will use it. 29A – Venture Concept No. 2

The Development of more Lifestyle Shopping Centers where current "Dead" Traditional malls stand.  United States Online Shoppers and Consumers are continuing to shop online in an ever-growing commerce world. This resulting in the retail industry in the United States slowly declining caused by outdated and slowly dying shopping malls of the past. As a result of this Amazon and other online retailers are slowly taking a larger and larger market share of overall retail consumption.   As online retailers such as Amazon continue to grow, people find less of a reason to go to a traditional shopping mall. This results in declining sales and as the large anchors leave, it creates a “dead mall.” These leave gaps in what once was a town square and more than just a shopping mall, but an activity and common ground for all people within the city or town they are located in.   There are many people in the United States that are in areas where their malls and common shopping ...

28A – Your Exit Strategy

Once completing the development project, I would plan to sell the condominium units within it. By selling the condo's within the center, if structured to profit enough, the profit I generate on the sale of condo's can help to pay off the construction loans and mortgages for other components of the lifestyle center, such as the retail and/or hotel facilities. By doing so, I will be able to maintain a position in the retail component of the center highly under leveraged to produce as much COC *(cash on cash) return as possible on the development. Holding a majority of the property, I would intend it to keep it forever for generations to come. The reason for this is that once stabilized this would generate an income flow forever ( providing we continue to innovate on the property) Having this strategy would influecne my decision to focus on the retail component more, however product condo's that are sellable and in turn greatly built condominiums for people to live in.

27A – Reading Reflection No. 3

For this reading reflection I chose to read  How To Fail At Almost Everything And Still Win Big by Scott Adams. The theme of the book generally was how to accept failure, and how it is not always the worst thing to happen, but can sometimes be the best thing. Failure teaches you lessons and causes you to work harder. the book helped me to come and realize all of my past failures and the lessons i've subtly learnt from each of them. When looking back at all of the failures in my life, in each one, I come out with a lesson learned, and something that pushes me to strive for success everyday. If I would design an exercise for this book, it would be to write a summary about a time you failed and then furthermore include a time that same lesson helped you succeed in another scenario. 26A – Celebrating Failure

This semester I had failed with my original course load. When beginning UF Online I had elected to take 4 courses not realizing the work load that it would have been. I also picked fairly difficult courses. With operating two separate businesses I had come to the realization it would be next to impossible handling the school work load on top of my business work. When realizing this rather than quit, I had taken a simple step back to continue staying in school and continue to work. I worked on my time management and prioritization of work and when to do it. I learned to create set schedules and right down each night what you want to do the next day. I tend to always get down on myself when I fail but, rather than let it ruin my attitude, I look at failures as lessons learnt.

25A – What’s Next?

The development of Lifestyle Centers is initially targeted to middle class to upper class/ affluent families and individuals. However the designation to poorer or lower income areas I believe can work as well. Retailer such as Dollar General and Dollar Tree are growing faster than ever in our larger online retail landscape. This will help to develop and larger scope of bringing lifestyle centers to everyone. In these landscapes strategically placing lower priced stores and restaurants can create the same impact as in the more affluently located developments.   Upon this I interviewed two people both being college kids.   The first person I interviewed was Jake. Jake is a college kid who doesn’t have much money. He chooses to shop and eat at lower priced restaurants these include fast food stores and thrift shops.
