28A – Your Exit Strategy

Once completing the development project, I would plan to sell the condominium units within it. By selling the condo's within the center, if structured to profit enough, the profit I generate on the sale of condo's can help to pay off the construction loans and mortgages for other components of the lifestyle center, such as the retail and/or hotel facilities. By doing so, I will be able to maintain a position in the retail component of the center highly under leveraged to produce as much COC *(cash on cash) return as possible on the development. Holding a majority of the property, I would intend it to keep it forever for generations to come. The reason for this is that once stabilized this would generate an income flow forever ( providing we continue to innovate on the property) Having this strategy would influecne my decision to focus on the retail component more, however product condo's that are sellable and in turn greatly built condominiums for people to live in.

27A – Reading Reflection No. 3

For this reading reflection I chose to read  How To Fail At Almost Everything And Still Win Big by Scott Adams. The theme of the book generally was how to accept failure, and how it is not always the worst thing to happen, but can sometimes be the best thing. Failure teaches you lessons and causes you to work harder. the book helped me to come and realize all of my past failures and the lessons i've subtly learnt from each of them. When looking back at all of the failures in my life, in each one, I come out with a lesson learned, and something that pushes me to strive for success everyday. If I would design an exercise for this book, it would be to write a summary about a time you failed and then furthermore include a time that same lesson helped you succeed in another scenario. 26A – Celebrating Failure

This semester I had failed with my original course load. When beginning UF Online I had elected to take 4 courses not realizing the work load that it would have been. I also picked fairly difficult courses. With operating two separate businesses I had come to the realization it would be next to impossible handling the school work load on top of my business work. When realizing this rather than quit, I had taken a simple step back to continue staying in school and continue to work. I worked on my time management and prioritization of work and when to do it. I learned to create set schedules and right down each night what you want to do the next day. I tend to always get down on myself when I fail but, rather than let it ruin my attitude, I look at failures as lessons learnt.

25A – What’s Next?

The development of Lifestyle Centers is initially targeted to middle class to upper class/ affluent families and individuals. However the designation to poorer or lower income areas I believe can work as well. Retailer such as Dollar General and Dollar Tree are growing faster than ever in our larger online retail landscape. This will help to develop and larger scope of bringing lifestyle centers to everyone. In these landscapes strategically placing lower priced stores and restaurants can create the same impact as in the more affluently located developments.   Upon this I interviewed two people both being college kids.   The first person I interviewed was Jake. The Development of more Lifestyle Shopping Centers where current "Dead" Traditional malls stand.  United States Online Shoppers and Consumers are continuing to shop online in an ever-growing commerce world. This being said, the retail industry in the United States is slowly declining in outdated and slowly dying shopping malls of the past. As a result of this Amazon and other online retailers are slowly taking a larger and larger market share of overall retail consumption.   As online retailers grow people find less of a reason to go to traditional shopping malls. The book I chose to read was The Art of Social Media: Power Tips for Power Users, Guy Kawasaki In the book I learned a lot of key tips, ideas, and overall understanding of what to me seems to be a crucial thing to know in 2018.   The book went over the huge importance of social media in the time we live in and just how much it can really help you if you have a great understanding of it. Marketing through social media takes a huge role in the overall idea of the book and how moving forward marketers must understand how to work social media. 20A – Growing Your Social Capital

One person that would suit to help and be a perfect fit to helping with this project would be my father. Having been in real estate as his career he would have much of the know how within the industry, as well as the connections.   He would fit the domain and market expert category, having been in the business for many years and still in the business he is both an expert on this type of market and owns the same kind of company, being a real estate firm.   I have found this person him being my father.   Being my father the nature of the exchange would be fairly simple.   Including him in my network would give me a lot of the know how, I may currently not have within developing this project.   Another person that would be suit to help would be my Uncle. Having always grown up in Real estate and always having a love for it, I see this business being something that I would wake up every morning and love to do. Loving what I do would allow me to work more and really dive into making this idea a reality.
